PROPOSED USE:
The proposed use of the land is for a condominium development. The present zoning, C-1, C.U.P. ,
is for motel use.
ITEM B. TIME SCHEDULE FOR DEVELOPMENT.
Based on current market trends, it is anticipated that the full development will be completed in three
years from first occupancy.
The initial phase may consist of six-two story units at the CTH A entrance. The first phase to start in the
spring of 1996.
ITEM C. REASONS FOR USE AS A CONDOMINIUM:
The Coachman's Inn Enterprises consist of a long standing dining and year around recreational
center. The existing property consists of a restaurant with banquet facilities, a series of motel
buildings, and a 27-hole regulation golf course, which is used for cross country skiing in winter. This
is the Madison area's only golf resort.
Coachman's Inn is located on 280 acres of rolling landscape. It is known as"the place to stay in
southern Wisconsin."
The site of the proposed condominiums currently houses one 10-unit motel building and the practice
driving range for the golf course. The building site is adjacent to the 18th hole of the golf course.
The location and land use is ideal for retirement living.
Since the property is already zoned C1-C.U.P., it is suggested that the potential approval be obtained
at the public hearing on January 9, 1996.
REGISTERED ARCHITECT-WISCONSIN-ILLINOIS-MICHIGAN-COLORADO
CORPORATE MEMBER AMERICAN INSTITUTE OF ARCHITECTS
NCARB-CERTIFICATE
