COMPOSITE REPORT - Page 2 • APPLICATION NO. 6492 <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6492. This proposed rezoning for a land division appears to conflict with adopted town/county <br /> policies in the Town of Pleasant Springs. <br /> The policy which applies is a limit of one residence per 35 acres. There is presently a residence on the <br /> 4-acre site; therefore, a second is inconsistent. <br /> The town/county plan also acknowledges substandard parcels as follows: <br /> 5. To allow development of a home on each preexisting parcel under 35 acres in Exclusive <br /> Agriculture areas provided that it was a separately recorded parcel as ofJune 6, 1978, <br /> and has suitable soils for a septic tank soil absorption system." <br /> Since there is a house on-site, this policy does not allow for an additional house. Some town plans - <br /> allow such divisions, this one does not. <br /> We note that the subdivision to the north is in a limited service area and receiving public sewer service; <br /> however, this site is not included in the designated area. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
