This commercial site is outside the Deerfield urban service area and the following <br /> town/county policy applies in the Town of Deerfield: <br /> 9. Only commercial uses clearly related to or compatible with agricultural production <br /> should be permitted to rezone in designated Agriculture Preservation District areas. <br /> Also family owned and operated businesses that provide a service to the community <br /> may be permitted with any restriction deemed necessary by the Town Board. <br /> Comments related to the policy: <br /> • Landscape businesses have been generally found to be compatible with agricultural production. <br /> However, it is unclear what the nature of the trucking business is. <br /> • This appears to be a family-owned business,but may need specific limits. <br /> • The landscaping business appears to provide a general service to the community. <br /> • There need to be specific limits if this is approved, since the developed residential lots to the <br /> south are in the Deerfield urban service area. The USA also includes the area to the east toward <br /> the village. The village plan indicates that this is to be a future residential development area. <br /> Therefore, any commercial use here could be surrounded by residential development in the <br /> future, causing use conflicts and truck traffic on a residential street. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
