COMPOSITE REPORT - Page 2 APPLICATION NO. 6504 <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6504. This proposed residential division appears to conflict with the existing town/county plan <br /> in the Town of Cottage Grove. <br /> This is in an agricultural preservation area in the town with an existing farmstead and two additional <br /> residential lots proposed,for a total of three lots. The conflicts involve density, where the adopted <br /> policy of one lot per 35 acres allows for two lots with 77 acres of ownership,not three. In addition <br /> there appears to be a conflict with the soils criteria. The plan policy requires that all policy criteria be <br /> met. <br /> However,the Town of Cottage Grove recently revised and adopted a new plan for the town. In the <br /> revised plan,this same area is designated for low-density residential development. The RPC will <br /> consider the revised plan on January 25, 1996 with subsequent review by the ZNR Committee and <br /> consideration of adoption by the County Board. <br /> If the revised plan is approved, this petition would be consistent with that plan. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> The existing private sewage system must remain on the same parcel with the dwelling it serves. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
