In order to do so, the zoning must be changed from <br /> agricultural to commercial. <br /> OBSERVATIONS: The property is located adjacent to the boundary of the City of Verona, Epic Systems Campus. <br /> The property is outside the City of Verona's Urban Service Area. There area agricultural uses to the east, south and <br /> west, and by residential uses to the north. <br /> RESOURCE PROTECTION: There are wetlands and an intermittent stream just south and west of the proposed <br /> zoning area. However, the site is outside the resource protection area. <br /> STAFF: The property is located in the town's "rural residential" planning area. Town plan policies allow for the <br /> possibility of a limited amount of commercial development that is compatible with existing agricultural and rural <br /> residential uses. In addition to any conditions of approval required by the town of Verona, staff recommends the <br /> following conditions to ensure consistency with town plan policies. <br /> 1) Limiting hours of operation, use of outdoor lighting and loudspeakers. <br /> 2) Prohibit outdoor storage of landscaping materials. (Outdoor storage of materials requires approval of a <br /> conditional use permit.) <br /> 3) Deed restrict the property to be used exclusively for the grounds maintenance facility for Epic Systems. <br /> 5/26 ZLR meeting: The petition was postponed due to no town action. <br />
