DANE COUNTY ORDINANCE AMENDMENT NO. 6542 <br /> Amending Section 10. 03 relating to Zoning Districts in the Town of <br /> Christiana <br /> The Dane County Board of Supervisors does ordain as follows: That <br /> the Zoning District Maps of the Town of Christiana be amended to <br /> include in the C-1 Commercial District/s the following described <br /> land: <br /> Pet. #6542: <br /> Part of the SE 1/4 NE 1/4 of Section 13, Town of Christiana <br /> described as follows: Beginning at the Northeast corner of the SE <br /> 1/4 NE 1/4 of Section 13, thence South along the East line of said <br /> 1/4 1/4, 200° feet; thence West, 240 feet; thence N 05° West, 148 <br /> feet to the South line of Tranquil Lane; thence N 60° East along <br /> said South line, 93 feet to the Southwest corner of Dane County <br /> Certified Survey Map #5352; thence East along the South line of <br /> said Certified Survey, 182 feet to the point of beginning. <br /> CONDITIONAL ZONING <br /> Conditional zoning is hereby imposed pursuant to Section 10.255 <br /> (3) (a) 2. (b) of the Dane County Code of Ordinances. The rezoned <br /> area shall be subject to the following conditions. <br /> CERTIFIED SURVEY REQUIRED <br /> The above listed description/s is/are intended to describe land for <br /> which a certified survey map will be prepared for approval and <br /> recorded. This amendment will become effective, if within 90 days <br /> of its approval by Dane County, a certified survey map that <br /> describes the land to be rezoned is recorded in the office of the <br /> Dane County Register of Deeds. Failure to record the survey will <br /> cause the rezone to be null and void. Two copies of the recorded <br /> survey shall be submitted to Dane County Zoning. <br /> DEED RESTRICTION REOUIRED <br /> This amendment will be effective, if within 90 days of its adoption <br /> by Dane County the owner or owners of the land shall record the <br /> following restrictions on said land: <br /> Recording of a deed restriction stipulating that the only uses to <br /> be allowed in the C-1 disrict (section 10.13 of the Dane County <br /> Code of Ordinances) are as follows: <br /> 1. 10.13 (1) (a) - Retail and services including but not limited to <br /> grocery stores, drug stores, hardware stores, appliance and <br /> furniture stores, barber shops and beauty shops without limitation <br /> as to size. <br /> 2. 10. 13 (1) (e) - Banks, offices, office buildings and condominium <br /> office buildings devoting not more than two(2) floors to office <br /> space. <br /> 3. 10. 13 (1) (i) - Distribution centers and wholesale business. <br /> 4. 10.13 (1) (j) - Woodworking shops, machine shops, manufacturing <br /> and assembly plants. <br />
