DANE COUNTY ORDINANCE AMENDMENT NO. 6542 Amending Section 10. 03 relating to Zoning Districts in the Town of Christiana The Dane County Board of Supervisors does ordain as follows: That the Zoning District Maps of the Town of Christiana be amended to include in the C-1 Commercial District/s the following described land: Pet. #6542: Part of the SE 1/4 NE 1/4 of Section 13, Town of Christiana described as follows: Beginning at the Northeast corner of the SE 1/4 NE 1/4 of Section 13, thence South along the East line of said 1/4 1/4, 200° feet; thence West, 240 feet; thence N 05° West, 148 feet to the South line of Tranquil Lane; thence N 60° East along said South line, 93 feet to the Southwest corner of Dane County Certified Survey Map #5352; thence East along the South line of said Certified Survey, 182 feet to the point of beginning. CONDITIONAL ZONING Conditional zoning is hereby imposed pursuant to Section 10.255 (3) (a) 2. (b) of the Dane County Code of Ordinances. The rezoned area shall be subject to the following conditions. CERTIFIED SURVEY REQUIRED The above listed description/s is/are intended to describe land for which a certified survey map will be prepared for approval and recorded. This amendment will become effective, if within 90 days of its approval by Dane County, a certified survey map that describes the land to be rezoned is recorded in the office of the Dane County Register of Deeds. Failure to record the survey will cause the rezone to be null and void. Two copies of the recorded survey shall be submitted to Dane County Zoning. DEED RESTRICTION REOUIRED This amendment will be effective, if within 90 days of its adoption by Dane County the owner or owners of the land shall record the following restrictions on said land: Recording of a deed restriction stipulating that the only uses to be allowed in the C-1 disrict (section 10.13 of the Dane County Code of Ordinances) are as follows: 1. 10.13 (1) (a) - Retail and services including but not limited to grocery stores, drug stores, hardware stores, appliance and furniture stores, barber shops and beauty shops without limitation as to size. 2. 10. 13 (1) (e) - Banks, offices, office buildings and condominium office buildings devoting not more than two(2) floors to office space. 3. 10. 13 (1) (i) - Distribution centers and wholesale business. 4. 10.13 (1) (j) - Woodworking shops, machine shops, manufacturing and assembly plants.
