COMPOSITE REPORT - Page 2 APPLICATION NO. 6570
STAFF COMMENTS
REGIONAL PLANNING
Petition 6570. This proposed residential division appears to conflict with agricultural preservation
policies in the Town of Verona where the specific relevant policy is:
"Non-farm residential development by certified survey in those areas with soils not
classified as prime farmland at a density of one lot per 35 contiguous acres owned, with a
minimum lot size of two acres will be considered for rezoning."
While the soils are less productive, the 47-acre site is only allowed one non-farm residential lot,not
four.
In addition, the parcel south of the bike trail is virtually all wetland and has no public road access.
Therefore,no residence should be allowed. If the A-2(8)zoning is approved, it should be conditionally
rezoned to not permit a residence. It would probably be more appropriate to zone this parcel CO-1
Conservancy District.
ENVIRONMENTAL HEALTH (septic, etc.)
None.
DANE COUNTY HIGHWAY
CTH"PD"is a controlled access highway. Permit NO. 94-01 was granted for use as two single family
residences. This division appears to create 3 parcels plus the remainder of the original parcel on the
east and southeast. This single access would then have to serve all of these interests. This would
consist of a change in use and require action by the Transportation Committee.
OTHER
None.
