COMPOSITE REPORT - Page 2 APPLICATION NO. 6599 <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6599. This proposed rural residential site raised some policy questions related to density and <br /> access in this agricultural preservation area of the Town of Deerfield. The adopted town/county plan <br /> states: <br /> "Lands in the Agricultural Preservation District should not be rezoned for non farm <br /> residential development at an overall density of greater than one dwelling unit for 35 acres <br /> Comment: These two lots are being taken from a farm of 290 acres. The other parcels which appear on <br /> the map were created prior to plan adoption. Therefore, density does not appear to be an issue. <br /> There is a remnant parcel of less than 35 acres southeast from the RH-3,bounded by Shadel Road and <br /> CTH W;however,the owner has other property in the immediate area and,therefore,there is no need <br /> to rezone this parcel. <br /> "New private driveways or roads shall not be permitted to cross or bisect productive <br /> farmlands unless aligned along existing fence lines,fences or appropriate natural features." <br /> Comment: The access routes for these two parcels do parallel a fence line. However,they do pass <br /> through farmland and would require less loss of farmland if combined. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
