. COMPOSITE REPORT - Page 2 APPLICATION NO. 6601 , <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6601. This proposed limited commercial rezoning is a proposed expansion of the business on <br /> the C-1 parcel to the east. <br /> The adopted county policies for the Town of Middleton area are: <br /> "Strip commercial development along roadways shall be prevented. <br /> Commercial development shall be served by public sewer except for highway service centers or <br /> low employment storage-type uses. <br /> Commercial development shall be compatible with adjacent land uses and shall be <br /> environmentally sound." <br /> Comments related to the policy: <br /> - A single addition does not necessarily constitute a"strip,"but strip developments typically occur <br /> incrementally over time. <br /> - There is no sewer service available in this area. The LC-1 zoning does require a storage-type use, <br /> which appears compatible with this policy. <br /> - This is an agricultural area, with a welding business on the C-1 parcel, a residence on the R-1 <br /> parcel to the east,the Middleton Town Hall and park south across Old Sauk Road, a farmhouse <br /> and some non-farm houses to the west. <br /> The storage of contractor equipment isn't necessarily a threat to the environment. However,there need <br /> to be groundwater safeguards for leakage, repair work or refueling on-site. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
