Town Board <br /> Planning Commission <br /> Page 3 <br /> April 30, 1996 <br /> The 17.03 acres are currently part of an 80.91 acre parcel, zoned Ag-1 Exclusive, which <br /> is presently being used as an equestrian riding and stable facility. At present it is a non- <br /> conforming, grandfathered use. Operations such as our horse/equestrian center are most <br /> appropriately zoned as Ag-2, under which they are conditional uses. Ag-2 zoning, which requires a minimum of 16 acres, would <br /> be the most appropriate zoning. The conditional use permit requested will do no more than <br /> permit our continued operation as a horse/equestrian facility, and would be required with the <br /> rezoning to Ag-2. As noted above, we are currently operating as a grandfathered, non- <br /> conforming use. The addition of the .97 acres to this parcel from the adjacent residential parcel <br /> is needed to place all of the buildings currently in use as part of our horse/equestrian operation <br /> into a single parcel of land. The result of all of this is to neaten up the boundaries and bring <br /> the zoning of our current operations into conformity with current rules. <br />
