In addition to RDUs associated with the property <br /> (determined by a density policy of 1 Residential Development Unit (RDU) per 35 acres of land <br /> owned as of May 15, 1982), because of the land use designation, this area could act as a receiving <br /> area for development rights sent from a different part of the town. <br /> In order for such a transfer to happen, the property would first need to be rezoned into the TDR-R <br /> overlay district. This requires Town and County approval. It would also involve land division that <br /> would require approval from the Village of Cottage Grove. <br /> Bruno and Gabriela Keller were the owners of the property, approximately 100 acres, on May 15, <br /> 1982. As is noted in the Density Study Report, no land divisions have occurred since that time, so <br /> there are two remaining RDUs associated with the property. <br /> Please note that this density analysis does not guarantee Town or County approval of a particular <br /> land division, rezone, or development proposal. The Town of Cottage Grove Plan Commission and <br /> Board of Supervisors review all applications to rezone, and apply standards and criteria as set forth in <br /> the Town comprehensive plan to guide their decisions.
