•
•
systems as well as wildlife habitat is a policy of the Town, as is protection of shoreland-
wetland and floodplain areas, emphasizing their value to the community as focal points
of natural beauty and recreation. The rezoning and intended land use is in direct c nflic
with these policies and objectives. t
According to the Composite Report by the Dane County regional Planning Commission
attached), the proposed condominium development
acre. Town of Pleasant Springs Land Use Plan defines "high have
density" residential rts per
development as four housing units per acre. The proposal is clearly way above the Land
Use Plan limits.
There are SO MANY issues, including road access, extra wear on Township roads, traffic
increase of approx. 225 vehicle trips per day, impact of drainage, impact on neighboring
l; g
single-family houses, precedent for future rezoning, cost of additional public services, 60
units allowed by right for the size of the property
Wetlands Adopted Resource Area bordering p heY under R-4 zoning, Door Creek
provision for Multi-residential housing in a Limited Service property,
eArea nwith Pleasant plan
S rin
unitary District, intensity of land use higher Springs
erosion control and direct runoff into Lake Kegonsa, vacating eShunn surrounding use,
importantly-objections by neighbors that demand that this petition beddisapproved. -
Modification of the Town's Land Use Plan to accommodate this zoning request is not an
appropriate action, and hopefully will not be entertained. Dane County Executive Rick
Phelps, as part of the Preserve Dane Campaign, has stated unequivocally that he "will not
sign into law any rezonings that are clearly outside the density and development
standards listed in the adopted town plans."
As property owners on Sunnyside Street, our concerns are obvious. It is also obvious
that, in addition to our personal adamant opposition to Rezoning Petition#6637, the
Town of Pleasant Springs'Land Use Plan, Dane County Executive Phelps and the m riad
of local and environmental concerns are in direct o y
Therefore,Zoning Petition#6637 should be denied in ntirety this zoning request.
Thank you.
Sincerely,
4Gt 7414.e,'
LaVonne and Bruce Kilcoyne
Marc and Lynda Blanc aey/i-..3_ -S21 ,
Cindy Blanc, Joel Blum, ThelmaRose Blanc
Royce Schulz l CIS—Si
