'CY°r `0
`:_ _. Dane County Planning & Development
-' Room 116, City-County Building, Madison, Wisconsin 53709 Land Division Review
i .
608/266-9086
ScONSi
May 15, 1996 •
Wisconsin Mapping
306 West Quarry Street
Deerfield, Wisconsin 53531
Re: CERTIFIED SURVEY MAP (Scott)
NE1/4 S13 T6N R12E
Town of Christiana
Dane County
Gentlepeople:
The Dane County Land Division Regulations require a certified survey map approval for
the creation of any land parcel of 15 acres or less in area, located within all of the
unincorporated areas of the County. The Wisconsin Attorney General has clearly
indicated that a single parcel of land cannot consist of several tracts, which are divided by
public highways otther ownerships. With the subject certified survey map application
the residual parcel owned by Mr. Scott, located between Dilema Road and Tranquil Lane,
is required to be included within a recordable certified survey map. This requirement has
been consistently applied by Dane County since May 21, 1970. Additionally, whenever
a land parcel is required to be included within a certified survey map, Dane County has
consistently required that said parcel conform with the applicable provisions of the Dane
County Zoning Ordinance. Accordingly, the residual parcel is to be rezoned to an
appropriate zoning category.
In order to comply with the delayed effective date provision provided with zoning petition
# 6542 the proposed certified survey map can be recorded with the Dane County Register
of Deeds, provided that a petition to rezone the residual parcel is submitted, and a
commitment from the Town of Christiana to support said zoning change is established.
Please contact the writer with additional questions regarding this matter.
Sincerely,
Norbert Scribner, Land Division Review
cc: Mr. Richard A. Scott
Mr. Mark Skudlarek'
Chairman, Town of Christiana
Enclosure:
