This proposed change of use from vehicle repair to the addition of vehicle sales raises <br /> policy issues in this agricultural area of the Town of Christiana. <br /> The relevant town/county policies for this area are: <br /> 2. Commercial and Manufacturing Areas are not specifically mapped, but will be <br /> determined by these policies: <br /> a. To prohibit strip development. <br /> b. To allow some home businesses which will be reviewed on the basis of their present and <br /> probable future impact on surrounding land uses. In considering rezoning for such <br /> uses, conditions should e attached that assure: <br /> - proper business access. <br /> - visual compatibility with surrounding area. <br /> - restrictions on expansion or re-use. <br /> To rezone only the minimum area needed and use the least intensive zoning district <br /> possible. To limit the rezoning only for the original applicant. <br /> Comments Related to Policies: <br /> - This site was rezoned to A-2 and given a limited family business CUP for vehicle repair in 1995. It <br /> met these policies because it was a limited family business and the garage site is visually screened <br /> from the town road. <br /> - The C-1 Commercial District permits many heavy commercial and industrial uses which conflict <br /> with the adopted policies. <br /> - If the sale of a few vehicles can be rationalized as a"home business,"there needs to be specific <br /> limits on the number of vehicles on-site, where they will be displayed, and what advertising sign, if <br /> any, is proposed. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> Consideration should be given to the provisions for disposal of waste petroleum products and cleaning <br /> solvents that are associated with this type of operation. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
