COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6851. This petition appears to be technically consistent with plan policies in the Town of <br /> Springfield;however,the lot arrangement raises future concerns. <br /> • The existing lots with existing houses along Martinsville Road are all within the designated <br /> "unsewered development district" of the community of Martinsville. However,the main <br /> portion(buildable area)of the two proposed lots are in the agricultural preservation area. <br /> • The proposed lots technically meet the policy criteria for creating non-farm lots in the <br /> agricultural preservation area, with soils not classified as "prime farmland"by USDA <br /> definition, and sufficient ownership (240 acres)to allow for these lots. <br /> • However, two proposed lots are surrounding 3 existing lots with existing homes. <br /> As proposed,the new lots would be permitted to have livestock, while the existing lots would not. <br /> There may need to be conditions relative to the keeping of livestock to prevent future use conflicts. <br /> ENVIRONMENTAL HEALTH (septic, etc.1 <br /> None <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
