Clark
Director of Environmental Health
Dane County Human Services
1202 Northport Drive
Madison, Wi. 53704
Re: Unsewered Subdivision Lot Sizes
Dear Mr. Clark:
I am the developer of the Rolling Wheels Subdivision in Section 28 of the
Town of Cottage Grove. The most recent First Addition was developed and approved
in 1993 and the septic systems have been installed during the last four years.
I am currently in the process of rezoning for the'Second Addition and Lot
Size seems to be a question with some members of the County ZNR Committee. This
will be an area of infilling between the First Addition of 1993 which is at a
density of One Lot per gross acre and the original Rolling Wheels which was plotted
approximately 20 years ago and has much smaller lots of less than one-half acre.
The Town of Cottage Grove and I want the Lot density of this new addition to be in
conformance with the Town Plan and the Town Subdivision Ordinance at One Lot per
gross acre of subdivision which would mean typical net lot sizes would average
approximately 3/4 to 7/8 acre.
Some members of ZNR are questioning the adequacy of this size lot in an unsewered
subdivision, partly because they recall you telling them some time ago the
"optimum" size would be 1} acres. It would be very helpful to me and to the Town of
Cottage Grove if you could clarify your position on the recommended minimum lot sizes.
for this type of Lot in this particular area.
I would also appreciate a brief update on any potential future code changes
concerning on-site septic systems and what effect they would have on the area required
for the systems and therefore the required lot size.
