Zoning Petition #6652 <br /> possible conditions by John Hendrick <br /> July 1, 1997 <br /> CONDITIONAL ZONING <br /> Conditional zoning is hereby imposed pursuant to Section 10. 255 <br /> (3) (a) 2 . (b) of the Dane County Code of Ordinances. The <br /> condition(s) attached to the grant of this zoning petition are <br /> declared inseparable from the amendment, and any declaration by a <br /> court of competent jurisdiction that any or all of such <br /> condition(s) are invalid shall likewise cause this amendment to be <br /> null and void. <br /> EFFECTIVE DATE OF AMENDMENT <br /> This amendment shall not become effective unless a final plat <br /> complying with the following numbered items is recorded. Failure <br /> to record the plat will cause this amendment to be null and void. <br /> A copy of the recorded plat shall be submitted to the Dane County <br /> Zoning Administrator. This amendment shall become effective if, <br /> within one year of its approval by Dane County, an approved final <br /> plat that describes the land to be rezoned is recorded in the <br /> office of the Dane County Register of Deeds and that plat complies <br /> with all provisions of the Dane County Code of Ordinances and the <br /> following: <br /> 1) The average gross density in the proposed R-1 area of the plat <br /> shall not exceed one buildable lot per 11/2 acres. <br /> 2) The uses in the proposed A-2 area of the plat will be limited <br /> by restrictive covenant to those uses permitted under the A-2 <br /> zoning classification for a period of two (2) years from the <br /> effective date of petition #6652 . Use after that date shall depend <br /> upon the zoning classification then in effect. <br /> 3) Each lot shall show on the plat a buildable area of not more <br /> than 22 , 000 square feet. <br /> 4) The lots shall be arranged as to allow resubdivision into <br /> normal lots in accordance with the county subdivision ordinance, <br /> §75. 19 (6) (f) . <br /> 5) The plat shall include dedication and improvement of the <br /> extension of Hupmobile Drive to the current (Natvig Road) <br /> intersection with County Highway N and the re-direction of Natvig <br /> Road to intersect with the proposed extension of Hupmobile Drive, <br /> all in accordance with the county subdivision ordinance and the <br /> specifications of the Dane County Highway Department. <br /> ef-71(41 rG� hi \JLFIN 7124L <br />
