<br /> As to Parcels a and B described herein, Vendee shall pay a
<br /> total of Fifteen Thousand Five Hundred and no/100 Dollars
<br /> (.;15.500) in the following manner: 4500.00 down and the balance
<br /> of 415, 000.00 000.00 to be paid at the rate of 4500.00 or more per
<br /> year on principal with interest at the rate of Seven per
<br /> cent ( 7%) per annum on any unpaid balances, said payment to be made
<br /> annually on the anniversary date of this Land contract. Interest
<br /> payments shall be made semi-annually by October 15 and MENXA1ti76IWC
<br /> April 15 of each year.
<br /> Vendor agrees to permit the Vendee first option at prevailing
<br /> farmland priceson the adjacent 4001 to the east of parcel B.
<br /> Vendor further agrees to permit Vendee first option at prevailing
<br /> farmland prices on the land lying adjacent to, and along the
<br /> South boundary of parcel B.
<br /> Vendor further agrees to permit the Vendee to install a driveway
<br /> opening on Clemmens Road at the South bo undary of Parcel A with
<br /> adequate safelighting on each side of the opening.
<br /> Vendee agrees that during the term of this land contract the
<br /> Vendor shall be entitled to a full privilege membership in the
<br /> Hiawatha Gun Club and shall further have crop rights on the
<br /> property included in this land contract for the term of the
<br /> contract. Crops shall be of a type and location on the property
<br /> so as notZEOUOUNOCEE to interfere with the operation of the
<br /> Hiawatha Gun Club.
<br /> Taxes on parcels A and B shall be prorated as of April 15, 1970
<br /> for the 1970 tax year and shall be paid by the Vendee when due,
<br /> and thereafter by the Vendee each year when due.
