COMPOSITE REPORT- Page 2 Application No.6656/CUP 1349 <br /> STAFF COMMENTS <br /> BACKGROUND <br /> A. The applicant is proposing to build a three story 60 room Days Inn Motel <br /> in a 1.67 acres lot. The lot is located within the Burke portion of the <br /> Windsor urban service area, where public sewer and water services are <br /> available. <br /> B. If this rezoning is approved (from C2 to C1), the ZNR committee will have <br /> to approve a conditional use permit for this use. <br /> II. ANALYSIS <br /> A. Environmental Health staff have no objections. <br /> B. The County Highway Department does not find problems with <br /> the rezoning. Highway 19 can handle a high volume of traffic. <br /> C. The proposed use is consistent with C-1, and with the conditional uses <br /> permitted in the C-1 (c). It is not allowed in the C-2 district. <br /> E. RPC staff state that the proposal appears reasonably consistent with <br /> adopted plans. <br /> F. The Town Board approved the rezoning on June 19th(4-0). <br /> G. The Town Plan Commission on June 10th approved (4-0)to remain C2 <br /> but allow for Cl with CUP for lodging exemption. The applicant was <br /> asked to address drainage issues and return them to the Plan Commission. <br /> III SUMMARY <br /> A. The proposed rezoning appears consistent with adopted plans and the <br /> character of the surrounding neighborhood. <br />
