Staff would suggest <br /> that the project be approved with a DED. If this is part of any larger project it may be more appropriate to <br /> require a preliminary plat and final plat of the area. It should be possible to determine if the applicant is <br /> interested in any details which might necessitate a plat during the public hearing. If for instance only the <br /> two duplex lots are being considered for sale then a DED for a CSM would be sufficient. The CSM or <br /> Plat would force the project to deal with the issues that must be worked out if any additional changes are <br /> contemplated for the property. <br />
