• <br /> COMPOSITE REPORT -Page 2 Application No. 6665/CUP 1352 <br /> DANE COUNTY PLANNING DIVISION STAFF COMMENTS <br /> BACKGROUND <br /> A. This is an existing dog kennel operation in the Town of Mazomanie in a <br /> parcel covering 40.4 acres. The owner is requesting a rezone from A-1Ex <br /> to A-2 with CUP for dog training and dog kennel. <br /> B. The dog kennel is adjacent to the garage of the residence. Woods and <br /> open space surround the residence acting as a buffer. <br /> II. ANALYSIS <br /> A. Environmental Health: the potential for noise, odors and pests of such <br /> an operation do not seem to present a problem in this case. Woods and <br /> fields that surround the kennels and training fields act as a buffer from <br /> other rural residences. The well location may present a problem if it its <br /> less than 50 feet from the animal shelter(NR 845). <br /> B. County Highway Department does not have an objection to the CUP. A <br /> private driveway provides access to the house and the kennel operation. <br /> C. The proposed use of dog kennels and training is consistent with A-2 <br /> under the conditional uses permitted in the A-2 (u). <br /> D. By rezoning to A-2, land is converted from A-1 Ex. The land is not <br /> presently farmed. Soils are not of type I and II (high value for cropping). <br /> F. RPC staff finds the petition to be reasonable, especially with a limit of 20 <br /> dogs. <br /> G. The Town Board action is not available at the time of this writing. <br /> III SUMMARY <br /> A. The proposal appears to be reasonable. The only concern would be the <br /> potential proximity of the well to the dog kennel. <br />
