COMPOSITE REPORT - Page 2 APPLICATION NO. 1 tai `4 <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Corrected Comments: Petition 6677. This proposed residential division could set up a conflict <br /> with the adopted town/county density policy in the Town of Cottage Grove. <br /> The relevant policy is: "Non-farm residential development is permitted for the standard of one <br /> dwelling unit per 35 acres owned." This plan policy begins counting at May 15, 1982. The <br /> parcel contains 38 acres, which would allow for one division. <br /> The R-1 zoned parcel in the southeast part of the property was rezoned in 1987 as part of a <br /> general rezoning; however, the parcel had been created in 1977. Therefore, this parcel predates <br /> the adoption of the policy and does not count in the density. <br /> The small parcel to the east of the rezone parcel is a cemetery established long before plan <br /> adoption. <br /> The R-3A duplex parcel was rezoned in 1984 (Petition 3287) with a small addition in 1992 <br /> (Petition 5125). This parcel, while zoned separately for an existing duplex, has not been <br /> separated from the balance of the 38-acre parcel. Thus it is not technically a separate parcel. <br /> However, it could be easily separated by CSM since it is zoned separately from the balance of <br /> the parcel. <br /> The proposed R-1A parcel appears to meet the criteria and density policy if the R-3A parcel <br /> remains with the larger parcel. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
