6/26/96 <br /> TREATMENT OF RICE PROPERTY IN AREA PLANNING DOCUMENTS <br /> TOWN OF BURKE, SECTION 9, PETITION#6576 <br /> 1981/87 Land Use Plan(Approved by Town/RPC/County) <br /> Designates majority of property(portion outside of limited service area to be zoned from A-1) as <br /> agricultural preservation area. <br /> 1992 Recommended Policy Framework for Burke Area Land Use and Development <br /> A-1 portion of property at north edge of Planning Area#4. Description of future land use/service <br /> provision for this planning area was silent to this property. Area south of Hoepker Road was <br /> identified for possible long-term urban development. The description for Planning Area#2, which <br /> included the existing Burke Limited Service Area, endorsed "infill commercial development" <br /> within that LSA. <br /> 1994 Land Use Plan Update(Approved by Town: not reviewed by RPC/County) <br /> Property located in Planning District#4. Identifies district as logical for development through <br /> extension of sewer service and introduction of water service. Planned uses for the district <br /> included a mix of commercial and light industrial. The text states that"the northern two sections <br /> are proposed for short-term development while the southernmost section is proposed for long- <br /> term development" (p.23). The subject property is near the southern edge of the planning district. <br /> 1996 Addendum to 1994 Plan Update (Approved by Town: not reviewed by RPC/County) <br /> Plan map shows subject property as appropriate for commercial or industrial use. One objective <br /> stated in the Addendum is to "rezone the town into appropriate districts for development in <br /> accordance with the plan." Addendum also recommends the expansion of sewer service to future <br /> development areas in the Burke Highway Commercial and North Burke Planning Areas. It also <br /> recommends continuing"to provide services and support utility extensions to the Burke Highway <br /> Commercial Area." Unfortunately, it does not map or describe where these planning areas are, so <br /> it's not possible to tell whether the subject property falls within either one. <br />
