COMPOSITE REPORT - Page 2 APPLICATION NO. 6693 <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6693. This proposed 4-lot residential land division is in an agricultural preservation area <br /> of the adopted county plan in the Town of Albion. <br /> The relevant policy is: "Non-farm residential development in Agricultural Preservation Areas will <br /> be restricted to land with soils not classified as prime farmland or farmland of statewide <br /> significance (as shown on maps) providing the lot is one (1) acre or more at a density of one lot per <br /> 40 acres within a farm unit and is rezoned from agriculture." <br /> This is a pre-existing or "substandard" lot which existed prior to the adoption of the A-1 <br /> Agriculture (Exclusive) zoning. Thus, the only relevant part of the policy is "a density of one lot <br /> per 40 acres " <br /> With a parcel of 6 acres, the plan makes no provision for subdividing such parcels, unless an <br /> amendment were made to the plan. <br /> Thus, this proposal is inconsistent with the adopted plan. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> The existing private sewage system must remain on the same parcel with the dwelling it serves. <br /> DANE COUNTY HIGHWAY <br /> CTH "A" is not a controlled access highway. Any changes to existing points of accesses or new <br /> access points requires a permit from the area maintenance supervisor. Lots should be developed to <br /> accommodate joint accesses. <br />
