This proposed residential land division appears to partially conflict with adopted <br /> town/county policies in the Town of Sun Prairie. <br /> There is an existing farmhouse on-site; however, the balance of the 19-acre site is a cornfield. <br /> The relevant policy criteria for rezoning a non-farm residential site are: <br /> Land where there has not been a history of economically viable farming activities. <br /> Land which is too small to be economically used for agricultural purposes or which <br /> is inaccessible to the farm machinery needed to produce and harvest agricultural <br /> products. <br /> Land located such that there would be no possible conflict with the surrounding <br /> agricultural uses. <br /> Comments on Criteria: <br /> There is a farmhouse on-site, with the other farm buildings across the road to the east. The <br /> majority of the area proposed for rezoning is a cornfield (90% according to the application). The <br /> soils on-site are all Class I or II soils according to the application and all "prime farmland" <br /> according to USDA definition. <br /> The site proposed for rezoning is 19 acres, but it is being divided from a farm of 157 acres. There <br /> does not appear to be any problem with accessibility for farm machinery. <br /> The conflict appears to be dividing a large parcel of agricultural land when the apparent intent is to <br /> sell the farmhouse. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> None. <br />
