• <br /> MEETING OF THE TOWN OF MADISON AUG 0 6 <br /> ADVISORY PLAN COMMITTEE <br /> DATE: July 31, 1996 <br /> TIME: 5:30 P.M. <br /> PLACE: Town of Madison Town Hall <br /> PRESENT: Mat Wenzel,Dave Bloom,Ron Slane,Rick Rose,and Don Pierstorff <br /> ALSO PRESENT: Alexander&Jackie Gee,Frank Kopecky,and Carl Ruedebusch <br /> The meeting was called to order at 5:30 P.M. <br /> 1) 633 W.Badger Road-Union Tabernacle <br /> Alexander Gee explained that the Union Tabernacle church was in the process of purchasing <br /> the Calvary Methodist church property. Their offer to purchase was contingent upon receiving <br /> zoning approval for various religious uses on the property. These uses included a worship facility, a <br /> private parochial school,a gymnasium or recreational facility,church offices, outreach and meeting <br /> areas. <br /> The committee noted that the property located at 633 W. Badger Road was zoned RH-1 <br /> which required a conditional use permit for religious uses. <br /> Don Pierstorff moved, Ron Slane seconded the motion to recommend that the Town Board <br /> approve the request for a conditional use permit for religious uses as listed: (1) expansion and/or <br /> addition of a worship facility, (2) private parochial school, (3) gymnasium of recreational facility <br /> for the parochial school,and(4) church offices,outreach,and meeting areas. Motion carried <br /> 2) 2021 Sherman Avenue Storage Shed-Ripple Management <br /> Frank Kopecky appeared before the committee representing Tom Ripple requesting a <br /> building permit for a storage shed. Mat Wenzel questioned the intended use of the second story and <br /> pointed out that the shed could not be used for residential purposes. Mat requested a copy of the <br /> required location survey when it was completed. In addition,Mat requested engineering calculations <br /> to show that the floating slab will support the live and dead loads for a 2-story building. <br /> Don Pierstorff questioned if the property would have enough green space if the shed were <br /> constructed. This is a concern due to the amount of impervious area and number of buildings <br /> occupying the property. It was added that lot coverage is one of the items that Dane County would <br /> check prior to issuing a zoning permit. <br /> The committee received correspondence from Dr. Timothy Turino, owner of adjacent <br /> property located at 2110 Fordem Avenue. He raised concerns for visual screening for the shed and <br /> water runoff from the site. He stated that since the construction of the 8-unit building on the Ripple <br /> property,water runoff from the site had increased. He expressed a concern for water damage to his <br /> warehouse and asphalt parking lot. <br /> 1 <br />
