COMPOSITE REPORT - Page 2 APPLICATION NO. 6748 <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6748. This proposed rural residential site appears to conflict with the adopted <br /> town/county plan in the Town of Dane. <br /> This is an agricultural preservation area where the adopted policy is: <br /> 3. Restrict new non farm development to areas with soils not classified as <br /> prime farmland providing the lot is at least one and one-half acre or more <br /> in size at a ratio of one lot per 35 acres owned as of June 28, 1979. The <br /> land must be rezoned from agriculture. <br /> Staff Comments on Policy: <br /> • This entire site is considered prime farmland as defined by USDA, and in 100% Class I <br /> and II capability soils according to the application. This site appears to conflict with this <br /> part of the policy. <br /> • With a 5-acre parcel proposed, it appears consistent in size. <br /> • With 160 acres of farm, density is not an issue. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> CTH "DM" is not a controlled access highway. Any changes to existing points or new accesses <br /> requires a permit from the area maintenance supervisor. <br />
