COMPOSITE REPORT - Page 2 APPLICATION NO. 6736 <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6736. This proposed industrial site conflicts with local and regional plans in the Verona <br /> area. This 22-acre cornfield is in the agricultural preservation area of the adopted town/county plan <br /> in the Town of Verona where the relevant policy is: <br /> "Sewered residential subdivisions, commercial, and industrial developments that <br /> are not agriculturally related shall be required to locate in urban service areas <br /> where the fullest range of public services are or can be provided. " <br /> This site is not in an urban service area. The land to the north of the highway is in the urban <br /> service area and planned for residential development. <br /> The City of Verona has planned industrial development areas within the adopted urban service area <br /> to the far eastern and western parts of the USA, but not here. <br /> The Dane County Regional Development Guide has the following policy: <br /> "4. To require that industrial development, in general, be located in urban <br /> service areas and served by public utilities including sanitary sewers, with <br /> possible exceptions to be made for industries which are agriculturally <br /> related or require a rural location. " <br /> Thus, there is no planning rationale to approve the rezoning requested. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> We reserve comment until the proposed uses are specified. <br /> DANE COUNTY HIGHWAY <br /> There is no direct access to CTH "M" or new USH 18 & 151, however, it could affect traffic <br /> movements and trip generation depending on development. This would necessitate passing lanes <br /> and improved radii at the Range Trail Road intersection. <br />
