COMPOSITE REPORT- Page 3 APPLICATION NO. Petition 6738 — CUP 1379 <br /> • STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6738 — CUP 1379. This proposed rezoning is an agricultural preservation area of the Town of Blue <br /> Mounds. These are surplus lands, purchased originally for the USH 18/151 bypass and interchange area. <br /> The A-2(2)parcel with a CUP for a park 'n ride lot appears reasonable to serve people in the southwestern part of <br /> the county. <br /> The other parcels may have to be zoned A-2 since they are less than 35 acres. However, the A-2 Agriculture <br /> Zoning District would permit a single family residence on each parcel if zoned. It is very questionable whether <br /> single family homes should be permitted at this location. The existing A-2 zoned parcels north and south of USH <br /> 128/151 are mineral extraction sites. If a house were permitted on the west side of STH 78, it would be between <br /> the park 'n ride lot and the interchange. This area does not appear conducive to any residential development. <br /> This area is not planned for any urban development. The area north of USH 18/1512 and east of STH 78 is within <br /> the Mt. Horeb urban service area; however, urban services have not been extended to this area since urban <br /> development has not proceeded this far west. Thus, there does not appear to be any plans for additional urban <br /> development or addition to the urban service area at this time. <br /> If the A-2 parcels are rezoned, they should probably be conditionally rezoned to preclude any residential <br /> development in this area. <br /> ENVIRONMENTAL HEALTH(septic, etc.1 <br /> None. <br /> DANE COUNTY HIGHWAY <br /> None. <br />
