PLANNING & DEVELOPMENT <br /> ZONING DIVISION <br /> Dane County Planning & Development <br /> Zoning Division <br /> Room 116 City-County Building <br /> Madison, WI 53709 <br /> Dear Mr. Van Deurzen; <br /> The Village of Belleville Plan Commission has received a Dane County Application for Change <br /> in Zoning or CUP by applicant David Cade; Zoning Petition #6768 and CUP #1383 for a <br /> property located in the Town of Montrose 21 at North of 685 CTH PB. It is the Plan <br /> Commissions understanding that this request is for a new convenience store with sale of motor <br /> vehicle fuels and a zoning change from the LC-1 Limited Commercial to the C-1 Commercial. <br /> After reviewing the request, the Village of Belleville Plan Commission is not in favor of this <br /> development and finds that it does not conform to the Town of Montrose's adopted policy for <br /> commercial development. The commission also would like to offer the following comments in <br /> support of our position: <br /> * There is no public sewer or water available or planned in this area. The Belleville <br /> urban service area is approximately 1.5 miles to the southeast. <br /> * The commercial site to the north was zoned and developed prior to plan adoption. <br /> The residences to the east also pre-dated the plan. The adopted plan does not <br /> designate this as a development area. <br /> * A convenience store is generally not needed to support existing agricultural <br /> activities. There are residences in the area which may be served; however, they <br /> are not agriculture related. <br /> * If additional development is desired in this area, the plan should be amended to <br /> reflect this change in policy. <br /> P.O.
