Fee 12.00 <br /> In re: The west seven hundred (700) feet of the Pages 2 <br /> NW 1/4 SW 1/4 of Section 14, Town of <br /> Roxbury, Dane County, Wisconsin, <br /> hereinafter "Parcel") <br /> RETURN TO: <br /> Attorney Ronald M. Trachtenberg <br /> Wendel & Center <br /> P.O. Box 2019 <br /> COP? Madison, WI 53701-2019 <br /> Parcel No. 25-0907-143-9070-4 <br /> WHEREAS, Gerald P. Campbell and Gretchen E. Campbell, husband and wife, are the owners of the <br /> above described Parcel in the Town of Roxbury, Dane County, Wisconsin. <br /> II. WHEREAS, said owners desire to place a certain restriction on said Parcel to bind themselves and those <br /> who may acquire title hereafter. <br /> III. NOW, THEREFORE, in consideration of the mutual benefits passing to and from the owners and those <br /> who may hereafter purchase said Parcel and the parties named as beneficiaries of those restrictions, the <br /> following restrictions are hereby imposed: <br /> (a) To allow only one single family residence on the A-2 rezone area. <br /> Said restriction shall run in favor of Dane County and the pertinent Town Board as well as the owners <br /> of land within 300 feet of said Parcel. Failure to record the restrictions will cause the rezone to be null <br /> and void. <br /> These restrictions shall constitute covenants running with said Parcel and shall be binding upon all <br /> parties now owning any part of said Parcel, their successors, heirs and assigns, and all parties holding <br /> under them unless, pursuant to paragraphs V. or VI. of this instrument, said restrictions are amended <br /> or terminated. <br /> IV. The restrictions provided for herein shall be enforceable at law or equity against any party who has or <br /> acquires an interest in said Parcel subject to the restriction by the following parties who are named as <br /> grantees, promisees and beneficiaries with enforcement rights: <br /> (a) The County Government of Dane County, Wisconsin provided that said Parcel is under the <br /> jurisdiction of the zoning ordinances of said County at the time the enforcement action is <br /> commenced. <br />
