COMPOSITE REPORT-Page 2 Application Rezoning 6791 <br /> • <br /> DANE COUNTY PLANNING DIVISION STAFF COMMENTS <br /> I. BACKGROUND <br /> 1. This application by the Town of Oregon is intended to correct an error in a comprehensive rezoning of the Town <br /> completed in late 1994 which was Petition#6123. <br /> 2. That petitionwas complete at the same time as a new Town Plan was adopted which together implemented A-1 <br /> Ex Zoning in the Town. <br /> 3. The Town had intended to include in that rezoning substantial areas of A-3 Agricultural zoning. Instead those <br /> areas were rezoned to A-1 Ex. There is no functional difference in the A-3 and A-1 Ex zoning districts so no real <br /> impact has resulted in day to day zoning requirements. The A-3 is considered by the State to designate a <br /> Transitional zoning or long term development area and the Town had taken this into consideration when preparing <br /> the Plan and the rezoning. There is no other administrative difference between the zoning districts. <br /> 4. Accordingly the Town has requested that this correction be completed for a total of 292 properties. <br /> 5. The rezoning also completes a substantial change required by the state Farmland Preservation Program. In order <br /> to obtain compliance with the standards of the comments given to the county a large number of issues need <br /> attention. This rezoning will satisfy a number of these issues. <br /> 6. This correction has been processed like the original application with only newspaper notice by parcel number. <br /> No courtesy mailing has been undertaken. <br />
