- 2 -
Zoning Petition 6123. The parcels listed by tax parcel number are identical in location to the
areas proposed for A-3 zoning in the Petition submitted in July of 1994; the only difference
in some cases is change of ownership since that time. No other changes are requested.
The changes from A-1 Exclusive Agriculture zoning to A-3 Agriculture zoning do not
permit any more development than occurs in the A-1 Exclusive Agriculture zone. Instead, this
rezoning Petition identifies parcels consistent with the Land Use Plan approved by the Dane
County Regional Planning Commission targeted as areas which, due to their location and the
quality of the farmland contained therein, some additional development may occur in the
future. The A-3 Agriculture zone, in and of itself, will not permit further rural development.
Approval of this Petition will enable the Department of Agriculture, Trade and
Consumer Protection to complete its favorable review of the Town of Oregon Land Use Plan,
thus enabling farmers in the Town of Oregon to qualify for Farmland Preservation tax credits,
among other benefits.
Conclusion. Correction of the error in the 1994 Petition through adoption of this
Petition will reflect the intention of the legislative bodies that reviewed Petition 6123, and will
further benefit the Town of Oregon by bringing its zoning into consistency with the Land Use
Plan adopted for the parcels in question. Adoption of this Petition continues to reflect the
Town of Oregon's strong commitment to farmland preservation, as well as preservation of the
natural resources of the Town.
Dated this 23rd day of October, 1996.
TOWN OF OREGON
tikrelite E.
