The site is in the unsewered development area of Pine Bluff in the Town <br /> of Cross Plains. <br /> B. Two applicants, John T. and Clarice E. Kalscheur, and the Town of Cross <br /> Plains are submitting the rezone/CUP. <br /> The proposal submitted has the following parts: <br /> a) Town Park(area south-east from the tavern) <br /> The intent is to provide zoning compliance for an existing parcel. <br /> • rezone from RE-1 to Al-Ex (.26 acres) <br /> • rezone from Al-Ex to RE-1 (.10 acres) <br /> • obtain a CUP for governmental use with lights for night operation -i - 2E-t tee. <br /> b) Property to the east of the tavern and tavern <br /> The intent is to expand tavern-related uses. <br /> • rezone from Al-Ex to C-1 to have an area for septic system and <br /> parking(.84 acres) <br /> • obtain a CUP for games lighted at night and a new residence on the <br /> second floor of the new tavern. <br /> C. On 11/06/96 a permit was obtained to build a 150 x 60 feet cold storage <br /> warehouse. <br /> On 11/26/96, a rezone from A-1 Ex to 41 was approved (#6670) with a <br /> CUP (1353)to build a 150 by 60 feet tavern (conversion of the cold <br /> storage warehouse). <br /> On 11/27/96,the zoning permit was issued for a two stories building. 139 <br /> parking spaces were required. The site plan provided showed the parking <br /> spaces on the top of a proposed softball field. <br /> II. ANALYSIS <br /> A. The portion of the application that relates to the town park is a `clear and <br /> cut' rezone necessary to make CSM 6745 comply with zoning. <br /> B. The portion that relates to the expansion of C-1 for the tavern is a logical <br /> consequence of the previous approval of the new tavern. A building of <br /> this characteristics needs a minimum amount of parking space (139 stalls) <br /> and a septic system. If the owners do not want a proposed softball field to <br /> become parking space,they need additional room for the parking. Also <br /> they need approval for the septic system already built outside from the <br />
