•
10/1/96
Letter of Transmittal to Accompany Application for Conditional Use Permit for:
Tax Parcel Number: 07-0810-243-8730-1
Current Owner: Robert K. Roepke
Petitioner/Prospective
Buyer: M&M Concrete of Neenah
Proposed use
of the property: Petitioner intends to purchase the property and use it for a
ready-mix concrete pland. According to Dane County Zoning
Ordinances, this use requires A-2 (4) zoning with a conditional use
permit (see Exhibit D, Report of Zoning Status and exhibit E,
Excerpts from Dane County Zoning Ordinances, pages 20-22
covering A-2 zoning)
Time schedule for
development: Petitioner intends to construct improvements similar to those
shown on Exhibit F. Said improvements should be completed by
late spring 1997.
Reasons why property
is suitable: The use is a ready-mix company. Their improvements would
consist of one building about 60' tall with a base of approximately
40'X80' and would be constructed of metal. Cement trucks would
drive onto the property and load necessary material within the
building. All production activity would occur within the building.
The company would stockpile their inputs (gravel, sand, etc.) on
the site, but would keep these hosed down to mitigate dustiness.
No excavation or extraction will occur on the property.
The applicant believes this is consistent with nearby uses. Madison
Crushing and Excavating, Inc. is located just to the northeast of the
subject. Just to the northwest is a landfill and beyond that land is
owned by Browning-Ferris Industries. WP&L has a large station
on the neighboring property, and directly across Reiner Rd. from
the property, the Town of Burke is constructing a building for its
highway equipment.
c:\ogden\m&mcncrt\rezone.doc 3
