This proposed downzoning to allow a ready mix plant is in a planned <br /> unit area in the Town of Burke. <br /> The currently adopted county policy is: <br /> Comprehensive plans for such areas will be required before any development takes <br /> place, and these plans will be subject to town review and possible public hearing. <br /> • The site is currently vacant with an electrical substation to the north, undeveloped land to <br /> the east and south, and the new town hall under construction to the east. Within 1/2 mile <br /> there are mineral extraction sites and a hot mix plant. <br /> • The policy appears to require a detailed site plan.
