DANE COUNTY ORDINANCE AMENDMENT NO: 9795 <br /> Amending Section 10.03 relating to Zoning Districts in the Town of Oregon. <br /> The Dane County Board of Supervisors does ordain as follows: That the Zoning District Maps <br /> of the Town of Oregon be amended to include in the C-I Commercial district(s) following <br /> described land: <br /> PETITION NUMBER: 9795 <br /> Part of Section 13, Town of Oregon described as follows: <br /> C-2 TO C-1: - PARCEL `A' (FROM PET. #6795): A part of Lot #1, CSM #4294. Town of <br /> Oregon, described as follows: Beginning at the Northeast corner of said Lot #1. CSM 43294: <br /> thence N 89° 12' 26" West, 299.71 feet; thence S 10° 29' 14" West, 188.00 feet: thence S 89` <br /> 12' 26" East, 312.05 to a point on a curve; thence along the arc of a curve concaved <br /> Northwesterly having a radius of 11,409.2 feet and a long chord bearing N 06°44' 37" East a <br /> distance of 186.32 feet to the point of beginning. <br /> CONDITIONAL ZONING <br /> Conditional zoning is hereby imposed pursuant to Section 10.255(3)(a)2.(b)of the Dane County <br /> Code of Ordinances. The rezoned area shall be subject to the following conditions. <br /> DEED RESTRICTION REOUIRF,D <br /> This amendment will be effective if within 90 days of its adoption by Dane County the owner or <br /> owners of the land record the following restriction(s) on said land: <br /> 1. The land uses shall be limited to retail/wholesale general and mechanical contracting <br /> services, including plumbing, electrical, and woodworking. In addition, office uses such for <br /> the purpose of real estate, insurance, financial planning or similar administrative services are <br /> be permitted. <br /> 2. No more the 40%of the C-1 zoning lot shall be covered with building structures. <br /> 3. Office hours shall be limited to 6 am to 6 pm, Monday through Saturday. <br /> 4. Business shall be limited to(6) six employees. <br /> 5. Outside parking shall be limited to 12 vehicles at one time. <br /> Said restriction(s)shall run in favor of Dane County and the pertinent Town Board(s) as well as the <br /> owners of land within 300 feet of the site. Failure to record the restriction(s)will cause the <br /> rezone to be null and void.
