Page 3 Composite Report 6780 Continued
- There is an active farming operation to the north; however, this use does not appear to
directly conflict with that operation.
- There is a question concerning the rural character of the area, since there are
already 5 single family homes in the immediate area, plus a beauty shop at the
intersection of USH 51 and Ramsey Road.
b. The concern is not strip development
c. (See a.3. above)
d. Ramsey Road is a narrow town road with 5 homes in the immediate area. A limited trucking
business may be compatible; however, the request is for C-2 Commercial which permits
many intensive commercial and industrial activities beside trucking.
e. This site is over 1-1/2 miles from I-90 and is in an agricultural area, not a development area.
f. The size of the area proposed for rezoning appears reasonable if it is approved.
If the petition is approved, it should be conditionally rezoned to allow only the trucking business as
requested. Other C-2 uses would be incompatible at this location.
In addition, there is a concern with approving a single family residence next to a mineral extraction
site. This often results in future use conflicts.
ENVIRONMENTAL HEALTH (septic, etc.)
None.
DANE COUNTY HIGHWAY
None.
