t <br /> MEMORANDUM <br /> TO: Jim Gregorius <br /> FROM: Mark Roffers <br /> DATE: December 16, 1996 <br /> RE: Holy Name Catholic Center CUP Request <br /> As I mentioned to you last week, there is some concern that the amount of parking that Holy <br /> Name intends to provide with its proposed use conversion may not be adequate given zoning <br /> ordinance requirements. In my staff report, I suggested that the applicant should work with <br /> Zoning staff to determine how many spaces would be required by ordinance. I went on to say <br /> that action on the CUP should probably be delayed until such a determination is made. If the <br /> ordinance required a significant increase in the number of spaces, the character of the site plan <br /> could be affected. I talked to the applicant's agent this morning, and he asked that such <br /> determination be made as soon as possible. <br /> Would you or your staff be able to work with Jay Mclean at Flad to come up with the number of <br /> spaces that have to be provided and a determination of whether the number of spaces they <br /> propose are adequate? <br /> The facts of the case as I understand them are as follows: <br /> • Currently, the Center has 110 parking spaces, many of them in a garage behind the main <br /> building. (I was not aware of the garage parking when I prepared the staff report.) There is <br /> also a significant amount of driveway on site that is used for parking in overflow situations. <br /> • There is 254,000 square feet within the existing building, with the historic use of that space <br /> being a seminary. <br /> 2/7 • The applicant's plans are to renovate a total of 111,000 sq.ft. for offices (65,000 sf), a <br /> (p conference center(35,000 sf), and residences for retired priests(11,000 sf). The remainder <br /> would be left as is. <br /> • About 68 people would be employed in the office, with eventual expansion to 85. <br /> • There would be 6 conference rooms, and the capacity of the conference center would be 249 <br /> persons. <br /> 1Z • There would be 6 new residences for retired priests. <br /> The proposed parking lots would add 211 spaces (net), bringing the total number of spaces on <br /> j J O site to 321. This does not include any which may be available along driveways in overflow <br /> -?4 situations. <br /> /Z/6/ he attached materials may provide some additional information that could be helpful.
