Legal description of the larger parcel is: The SW 1/4 of the SE 1/4. Sec.9,T5N.R9E.
Ex. CSM 4201.
Legal description of the area to be rezoned(that is part of the larger parcel described above)is:
Commencing at S 1/4 Cor. Sec. 9-T5N-R9W.proceed N 00-03-32W, 1326.90 feet, thence N
89-47-20E,605.00 feet, to point of beginning, thence S 00-08-09E,200.00 feet, thence N
89-47-20E, 210.00 feet, thence N 00-08-09 W, 200.00 feet, thence S 89-47-20W, 210.00 feet to
point of beginning.
Said parcel contains 43,000 square feet.
*Co of Certfied Survey of larger parcel with proposed area for rezone mapped in is attached.
cale
2. A 43,000 square foot parcel, indicated on survey map to be rezoned from A-1 Agriculture
District(Exclusive)to A-B Agriculture Business District,categories b,f, AlittrealElitakralirMir-
.ate _ . CS aaU : ,.__ y
Soil Classification is(GsB)Grays silt loam,2-6 percent slopes.
3. Tax Parcel number of the larger parcel is 21-0509-094-9000-2.
Reason for rezone. In 1994 we opened our perennial nursery, selling our home-grown plants to
the community. Our current zoning A-1 exclusive restricts us to selling only what we grow
ourselves. Since opening we have had multiple requests from area neighbors/customers to carry
nursery stock, trees and shrubs and support products such as mulch and potting soil. With the
support of our customers, we would like to have the option of supplementing what we grow
ourselves with purchased plants and support products. Considering the additional homes being
built in the surrounding area we feel the area will support a small country nursery.
Our surrounding community is also home to Carandale Orchard and Hahn's Christmas Tree Farm.
We feel our nursery will compliment these agricultural businesses in the community while
maintaining our agricultural base, using the majority of our land for agricultural crop production.
