This proposed commercial site appears to conflict with some of the adopted town/county policies in <br /> the Town of Springdale. The relevant policies are: <br /> 1. To encourage major commercial development to locate in or adjacent to existing urbanized <br /> areas. <br /> 2. To prevent strip commercial development along roadways. <br /> 3. To provide for commercial development that is compatible with adjacent land uses. <br /> 4. To require commercial development to be served by public sewer except for highway service centers. <br /> 5. To control commercial development at existing and future highway interchanges, to promote <br /> compact, convenient highway-oriented facilities. <br /> 6. To zone only that portion of land necessary for the contemplated use when re-zoning is requested. <br /> Comments related to policies: <br /> 1. While the business proposed is not considered major,there is a trailer manufacturing business to the north, <br /> an agribusiness to the east, and another landscaping business to the northeast. <br /> 2. This would be the fourth commercial use along this short town road. <br /> 3. This is a rural residential parcel with a large garage.The garage and additional land to the north are being <br /> rezoned to allow the commercial use. <br /> 4. This is neither a commercial development area nor a highway service center. <br /> 5. This is not a highway area,but a rural town road. <br /> 6.
