Three separate tax parcels exist <br /> K0706-303-9870.-8, 706-304-9230-1, 0706-312-8000-1)because:the subject property is <br /> located wt three separate 40 acre tracts. The largest tax parcel is typically 40 acres in <br /> area. A separate tax parcel does not qualify a property for separate parcel status with <br /> respect to the provisions of the Dane County Code of Ordinances. <br /> The total ownership of approximately 21 acres would qualify as one legal parcel (A-1 <br /> Agriculture (Exclusive) zoning) as a valid non-conforming building site for one single <br /> family residence. The Dane County Zoning Ordinance provides that only one single family <br /> residence is permitted on a legal parcel. In order to separately convey any portion of the <br /> subject 21 acres a certified survey map approval, together with a change in zoning <br /> classification, is required.
