• 40q■ii AGRI-NUTRITION .
CONSULTING, INC.
6725 LAKE RD.,P.O.BOX 407 • WINDSOR,WISCONSIN 53598-0407 • 608-846-2727 • 1-800-747-7447
April 6, 1995
Town of Windsor
Dane County
Written Justification for Zoning and CSM Request
To whom it may concern,
Agri-Nutrition Consulting, Inc. (ANC), a Windsor business who employ's 15 people and contracts
. independently with 35 dealers in Wisconsin, Minnesota, Iowa, and Ohio, wishes to relocate its
growing business on approximately 14 acres which is now part of the Clarence and Tilla Quam
farm. This land would have access off of Gray Rd.
ANC intends on building a new office and working a like-kind property exchange with 2 parties that
have agreed to purchase ANC's present property and building (located on the SW corner of
Windsor Rd. and Hwy CV. The land would be purchased initially by Gil-Her Ltd. (Sun Prairie) and
then traded to ANC. The office would be approximately 3000 square feet (standard frame con-
struction) with an exposed lower level to the south. At some time in the future (depending on
costs and financing) ANC intends on constructing a storage/vitamin blending facility west and a
little south from the office. This building would be steel or pole construction on a cement founda-
tion with an approximate size of 40 x 80. ANC would also build a parking lot. Because ANC's
present building needs to be vacated in November, we would need to start office constuction
— around the 1st of July.
ANC works with Dairy, Beef, and Swine producers-in 6 states through its dealer network. We
desire to have land available to use for crop growing so we can have test plots of corn, alfalfa, or
other crops commonly used for dairy cattle. ANC also markets silage inoculants (Fermentation
Aids) and desires to conduct research. We would store the equivalent of a load of hay, or a ton of
silage or haylage from time to time to scientifically measure results of various brands of inocu-
lants. At present, we do not have land available to do this. Also, we want to sample crops of
various maturaties and submit them for analysis to help improve our computer programs. It is not
inconceivable that at some point we may keep a small number of dairy animals to provide testing
for micronutrient products.
While it may be a few years before we can take full advantage of raving the additional acreage, it
is the intent of ANC to build in such a location that this land will be available on the premises to
easily facilitate such research. This eliminates locations and zoning where we cannot carry on a
micro-farming operation.
Respectfully submitted,
RAert Baile , resident and CEO
.4?&-te - (664 .
Dale bladd , Execu ive Vice President
4',,,, / %/
"A PROFITABLE ALTERNATIVE"
