This proposed residential lot division conflicts with the adopted town/county policy of <br /> one lot per 35 acres. With 3.3 acres there is no policy provision for a further division. <br /> The town/county plan map for Christiana has an area designated for residential development to the <br /> north(Utica),but this site is not within the development area. It may well be a logical addition to that <br /> area. <br /> However,until a map amendment is made,this proposed rezoning for a division of the lot appears <br /> inconsistent with adopted policies. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> The existing private sewage system must remain on the same parcel with the dwelling. <br /> DANE COUNTY HIGHWAY <br /> CTH"W"is not a controlled access highway. However, would require joint access if divided into two <br /> parcels. <br /> OTHER <br /> None. <br />
