This existing 2.9-acre parcel is in an agricultural preservation area of the Town of Sun <br /> Prairie. This parcel appears to have existed when the town plan and the A-1 Agriculture Exclusive <br /> District were adopted. <br /> The plan for this area does not have a specific density policy or a policy for dealing with such <br /> substandard parcels as many other plans do. Thus, there is not a specific conflict with adopted policies. <br /> Since it is a 2.9-acre parcel with a large lawn, there is not any agricultural preservation issue. <br /> We note that the request is for R-1 zoning, which allows 20,000 sq. ft. lots. If this zoning were <br /> approved,it could allow for several lots to be created,not just the one requested. <br /> It is suggested that if any rezoning is granted it be amended to the R-1-A District,thus precluding <br /> further division of the parcel. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> None. <br /> OTHER <br /> None. <br />
