This proposed mini-warehouse operation is in an unsewered development <br /> district of the Town of Cottage Grove,where the following adopted town/county policies apply: <br /> Commercial Policies <br /> a. Commercial development will be limited to services for local residents and <br /> those uses generally compatible with low density residential areas. <br /> b. Access for commercial development should be directly to state or county <br /> highways. In some instances access to town roads may be allowed if the <br /> roadway is constructed adequately for the additional traffic and there is <br /> minimal traffic impact to any nearby residences. <br /> c. Commercial development rezoning will be limited by size of the operation. <br /> No development will be approved which would require a septic tank larger <br /> than that for a single family home. <br /> Comments related to policies: <br /> a. Mini-warehouses may be needed by the local residents,but may well be used by others from <br /> further away. This is primarily a residential area, with the golf course to the south. <br /> b. Access will be off the town road at a busy intersection which serves several residential <br /> development areas as well as the golf course. <br /> c. The specific size and intensity of the use should be a condition if the site is rezoned, since the <br /> C-2 commercial district permits many uses which would be incompatible at this site. There is <br /> no apparent need for a septic system for mini-warehouses. <br /> We note the CUP is for an existing residence. The CUP will only be needed if the site is zoned <br /> commercial. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> No Comment. <br /> DANE COUNTY HIGHWAY <br /> No Comment. <br /> OTHER <br /> None. <br />
