Request rezone from RH-2 to A-2(4) for Entire 4.075 Acre Parcel <br /> 2. Request for C.U.P. for Limited Family Business on not more than 15% of Total <br /> Parcel <br /> Proposed Use of Property <br /> Pending the approval of my request for change of land use, I intend to utilize the proposed new <br /> structure as a furniture building studio. My firm, Misty River Woodworks, is a solely-owned and <br /> operated, commission studio. That is, I am commissioned by individual clients to design and <br /> construct a variety of special-order wood furniture pieces. There is no aspect of the business that <br /> resembles mass production of furniture. To the contrary, most individual projects require thirty or <br /> more days to complete. In all respects it will be a low-key and quiet operation. There will be no <br /> "showroom" as the studio is intended strictly for furniture building and my product is created <br /> according to individual client needs. For this reason, the majority of interaction with my clientele <br /> will be off-site in order to better tailor the final products to their specific needs. <br /> Time Schedule for Development <br /> If granted this request, I intend to initiate construction prior to onset of winter 1995-96, before <br /> the ground freezes. I anticipate a schedule of 30 working days from groundbreaking to final <br /> working product. If it proves impossible to start building this fall, I will start construction as soon <br /> as the frost leaves the ground in the spring of 1996. <br /> Suitability of Property for Proposed Use (Refer to Site Plan Map) <br /> My 4.075 acre parcel is bordered to the northeast and south by residential dwellings and to the <br /> west by agricultural land. I have selected a site within the parcel for the proposed structure which <br /> maximizes its distance from all neighbors, with the closest neighbor being approximately 250 feet <br /> from the proposed building. The entire parcel is well-drained upland and the proposed <br /> construction will not impact any wetlands or other environmentally sensitive areas. Further, I plan <br /> to situate the structure in a slight depression that will reduce the overall profile of the building, <br /> while still maintaining good drainage. <br /> My professional training is as an ecologist; my former position being with an environmental <br /> consulting firm where I evaluated the social, cultural, economic and environmental impacts of <br /> various construction projects. As such, I have given great attention to the aesthetic attributes of <br /> the site (see attached map) in order to create a neighbor-friendly environment. I have contracted <br /> a local landscaping firm on several occasions to make improvements; this process is ongoing.
