This proposed mini-warehouse is in an unsewered development district as designated <br /> on the Town of Bristol Land Use Plan, where the purpose is to encourage development adjacent to <br /> existing commercial development. <br /> The site in North Bristol is zoned C-1 Commercial, with some old vehicles on-site,but no buildings. <br /> There is a vehicle repair shop to the north,vacant land to the east, residential development to the south <br /> and a tavern across the road to the west. <br /> Thus, it is adjacent to commercial development and has access to a county highway as required by <br /> adopted policies. <br /> We note that the C-2 district allows many heavy commercial and industrial uses, which could cause <br /> conflicts at this location. Therefore, if the site is be rezoned to C-2, it should be conditionally rezoned <br /> for only the mini-warehouse use. There should probably also be a site plan showing the proposed <br /> building, ingress and egress locations, and some form of screening from the residential area to the <br /> south. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> CTH"N"is a controlled access highway. Existing parcel does not have an access. Existing parcel is <br /> entitled to access,however, will require an application. See enclosed access control map. <br /> OTHER <br /> None. <br />
