TO: Richard J.Phelps, Dane County Executive <br /> FROM: Jim Gregorius,Zoning Administrator <br /> RE: Rezoning #6392, Olson <br /> DATE: 27 Dec. 95 <br /> Research on the Rezoning petitions#6392 has indicated the following: <br /> The Hommen farm as it existed in 1979 when the Town adopted the Plan for the area indicates that total acreage <br /> was 187.8 acres. This would account for the figure placed on the application and noted during the County Board <br /> meeting. This total acreage included two areas separate from each other,one of 162.9 acres and one of 24.9 acres. <br /> In 1986 this total acreage was split with the 162 acres going to Ronald Hommen and the remaining 24 acres being <br /> retained by Roger Hommen. This transaction can be looked at as the first split of the acreage if the 187 acres is <br /> considered. Since the parcels were already separate and were zoned A-1 Exclusive by blanket zoning no rezoning <br /> was undertaken and nor was it required in order to achieve the separation. <br /> Since 1986 one Certified Survey has created 3 lots out of the 162 acre piece and a second Certified Survey Map <br /> created 1 lot in 1994, all of these four parcels are less than 35 acres. In addition the remaining parcel has been <br /> divided into two ownership's each over 35 acres. Mr. Olson now owns one of the Certified Survey Lots and the <br /> largest remaining parcel,a portion of the remaining parcel is what is under consideration in petition 6392. <br /> Of the original 187 acres there are now 7 parcels. 2 of these parcel are over 35 acres, 1 is 31 acres(was rezoned <br /> in 1994 and has a restrictive Covenant for no further divisions), 1 which was separate in 1986 is 24 acres,and the <br /> remaining 3 are less than 5 acres each(were rezoned in 1991). <br /> If the 162 acre parcel is only considered there are now 6 parcels. 2 of these parcel are over 35 acres, 1 is 31 acres <br /> (was rezoned in 1994 to RH-4 and has a Restrictive Covenant for no further divisions),and the remaining 3 are <br /> less than 5 acres each(were rezoned in 1991). <br /> If you have any further question concerning the status of this property please contact me at your convenience. <br />
