COMPOSITE REPORT -Page 2 APPLICATION NO. 6398 <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6398. This proposed two-lot residential division appears to conflict with town/county adopted <br /> agricultural preservation policies in the Town of Verona. The relevant policy is: <br /> Non farm residential development by certified survey in those areas with soils not classified as <br /> prime farmland at a density of one lot per 35 contiguous acres owned, with a minimum lot size <br /> of two acres will be considered for rezoning. <br /> With an existing parcel of 17 acres there is no rationale for approval of additional parcels. <br /> Some lands to the north and south have been designated as Rural Non-Farm Areas, which would allow <br /> for two-acre residential lots. However,it would require a map amendment to change the policies that <br /> apply to this parcel. <br /> We note that the Town of Verona is in the process of completely reviewing and revising their plan; <br /> however,the existing plan applies until a revised plan is adopted. <br /> Dane County Highway <br /> CTH"PB"is a controlled access. See enclosed copy of comments on CSM and copy of the access <br /> control map. <br /> Other <br /> None. <br />
